General Contracting Terminology
Contract structures, project controls, and construction documents every Oklahoma property owner should understand before signing a GC agreement.
Scope of Work (SOW)
Written exhibit attached to the contract defining every deliverable, exclusion, allowance, and acceptance criterion — controls every change order downstream.
Bid vs. Cost-Plus vs. GMP
Three contract types: lump-sum bid (fixed price), cost-plus (actual + fee), and Guaranteed Maximum Price (cost-plus with a not-to-exceed cap).
Change Order (CO)
Signed amendment modifying scope, price, or schedule. No verbal CO should ever be honored — protects both owner and contractor.
Draw Schedule
Milestone-based payment plan tied to verified completion percentages (e.g., 10% mobilization, 30% framing, 25% rough-in, 25% finishes, 10% punch-list).
Lien Waiver (Conditional/Unconditional)
Document signed by contractors and suppliers waiving mechanic's lien rights upon payment — required from every tier to protect the owner.
Performance & Payment Bonds
Surety instruments guaranteeing project completion (performance) and payment to subs/suppliers (payment) — typically 100% of contract value.
Critical Path Method (CPM)
Schedule analysis identifying the sequence of tasks that determine project duration — controls when finishes can begin after rough-in inspections.
Submittals & Shop Drawings
Manufacturer cut-sheets, samples, and fabrication drawings reviewed and stamped before ordering — prevents costly material substitution disputes.
RFI (Request for Information)
Formal written question from contractor to designer/engineer clarifying drawings or specs — creates a documented decision trail.
Punch List & Substantial Completion
Final walkthrough list of incomplete/defective items and the milestone allowing beneficial occupancy — triggers warranty start and final payment terms.
Retainage
Percentage of each progress payment (typically 5–10%) withheld until punch list is complete and final lien releases are delivered.
Certificate of Occupancy (CO)
Final document issued by the AHJ (Authority Having Jurisdiction) confirming the project meets code and is legally habitable/usable.
Builder's Risk Insurance
Course-of-construction policy covering the structure, materials, and equipment on site against fire, theft, and weather during the build.
Mechanic's Lien
Statutory claim contractors/suppliers can file against the property for unpaid work — Oklahoma allows 90 days from last work to file.
